Starting September 1, New Jersey will have new Summons and Complaint Forms for Landlord-Tenant cases and rule changes (August 8, 2025)

Here are eight important changes in the new forms and rules:

  1. The new forms are mandatory for residential Landlord-Tenant cases under Rule 6:3-4.

  2. Boilerplate language has been replaced with checkboxes.

  3. More details are required for things like rent control and subsidies.

  4. The complaint separates base rent from additional rent.

  5. Trial dates are being added back to the Summons after being removed in 2020.

  6. The Certification of Lease and Registration Statement has been incorporated into the complaint.

  7. Tenants must be served with the Summons 21 days before trial according to Rule 6:2-1.

  8. Judges can still give adjournments for pending applications for rental assistance. The initial timeframe for the adjournment is limited to 30 days.
